What's the difference between a purchase loan signing and a refinance signing?

Both involve signing and notarizing a loan package, but the transaction is different. A purchase signing is for buying a home — a purchase-money mortgage. A refinance replaces the loan on a home you already own. The biggest practical difference: a refinance of your primary home comes with a federal three-business-day right to cancel, while a home purchase does not — once you sign and the loan funds, there's no built-in cancellation window. What's the difference between a purchase loan signing and a refinance signing?

Yes. For a deed of trust to be recorded in California and secure the lender's interest, the borrower must sign it in front of a notary, who completes an acknowledgment. We notarize deeds of trust across Clayton and Contra Costa County, at your location.

Does a home purchase have a right-to-cancel period?

No. The federal three-business-day right of rescission applies to refinances and home equity loans on a primary residence — not to home purchases. Jumbo, first-time-buyer, and new-construction packages can run a little longer because of the extra forms. We don't rush you — the goal is a clean, correct package that funds on time.

Can the notary sign for both the buyer and the seller?

The buyer and seller usually have separate document sets and often close separately, so they're typically handled as separate signings — sometimes at different times or places. We can serve either side; just tell us which party you are and what your escrow officer needs. We identify and notarize for the signers in front of us; we don't represent either side.
