WHAT A RECONVEYANCE SIGNING INVOLVES

Payoff is the easy part.
Clearing it off title is the job.

When you pay off a loan secured by a deed of trust, the lien doesn't disappear on its own. The lender's trustee has to sign and record a full reconveyance to release it from your title. If that document is signed by the wrong party or the notarial certificate is wrong, it gets rejected — and the paid-off loan can still show as a lien against the property.

We notarize the reconveyance or substitution-of-trustee-and-full-reconveyance for the party who's authorized to sign it — verifying ID, completing the acknowledgment correctly, and getting it ready to record with the Contra Costa Clerk-Recorder. If you're a homeowner unsure whether your payoff reconveyance ever recorded, we'll point you to who can check and fix it.

Straight guidance if you're a homeowner chasing a missing reconveyance

Every deed needs a thumbprint

California requires a notary to take the signer's right thumbprint in the journal for every deed, quitclaim, and deed of trust. It's a fraud-prevention step — and it's not optional.

If a notary doesn't ask for your thumbprint on a deed, that's a red flag.

GET IT NOTARIZED

Reconveyance, deed of trust, or lien release — what's the difference?

General information to help you understand the document. Your lender, trustee, title company, or attorney confirms the specifics for your loan.

Deed of trust vs reconveyance:

A deed of trust SECURES a loan against the property (signed at the start, by the borrower)

A full reconveyance RELEASES that deed of trust once the loan is paid off

They're two ends of the same loan: one puts the lien on, the other takes it off

The reconveyance is what makes title clean again after payoff

Who signs, and lien-release basics:

Who signs a reconveyance? Normally the trustee named in the deed of trust — not the homeowner

Often paired as a "substitution of trustee and full reconveyance" when a new trustee is substituted in to sign

A reconveyance is the deed-of-trust version of clearing a lien; a "release" is the more general term used for other lien types

The borrower's job is usually to confirm it actually recorded, not to sign it

Short version: a full reconveyance is how a paid-off deed of trust gets released from your title, and it's normally the trustee — not you — who signs it. We notarize that signing for trustees, lenders, and title/escrow. If you're a homeowner and your payoff reconveyance seems to be missing, that's a title/lender question, and we'll tell you where to take it.

WHICH ONE IS YOU?

Six reconveyance situations we help with

Reconveyance is a narrow, often-confusing document. These are the situations Clayton calls us about.

Full reconveyance after payoff

The standard release once a loan is paid in full. A full reconveyance deed notary in Clayton for the trustee authorized to sign it.

Substitution of trustee & full reconveyance

When a new trustee is substituted in to execute the release. We notarize the combined substitution-of-trustee and full reconveyance document.

Refinance payoff

The old loan's deed of trust is reconveyed when a refinance pays it off. A refinance payoff reconveyance deed notary, coordinated with your escrow.

Private / seller-financed payoff

A private lender or seller who carried financing signs the reconveyance once they're paid off. We travel to them.

Trustee / lender document signings

For institutional or private trustees and lenders handling reconveyances — a trustee reconveyance signing agent across Contra Costa.

Missing reconveyance help

Homeowner whose paid-off loan still shows a lien? We can't issue the reconveyance, but we'll point you to the lender, trustee, or title company who can — and notarize it once it's drafted.

Not sure who's supposed to sign your reconveyance? That's a lender/trustee/title question — we'll tell you what a notary can and can't do here.

Avatars: use the reviewer’s real Google profile photo, or initials on a solid navy circle. Never stock faces — invented faces on real reviews destroy the trust the reviews exist to build.

COMMON QUESTIONS

Frequently asked

What is a deed of reconveyance?

It's the document that releases a deed of trust from your property's title once the underlying loan is paid off. It's the "off switch" for the lien the deed of trust created. It's normally signed by the trustee and recorded to clear your title.

Do I need a notary for a reconveyance deed?

Yes — a reconveyance must be notarized to be recorded in California. But note that the trustee or lender is usually the one who signs it, not the homeowner. We notarize it for whoever is authorized to sign.

Who signs a reconveyance deed — lender or trustee?

Normally the trustee named in the deed of trust, often after the beneficiary (lender) directs them to. Sometimes a new trustee is substituted in first, via a "substitution of trustee and full reconveyance." The homeowner typically doesn't sign.

How long after payoff is a reconveyance recorded in California?

Under Civil Code §2941, the lender must direct the trustee to record a full reconveyance within 30 days of payoff. If it's past that and still not recorded, take it to your loan servicer, title company, or attorney — there are statutory remedies.

Where is a reconveyance deed recorded in Contra Costa County?

With the Contra Costa County Clerk-Recorder in Martinez (555 Escobar Street). We make sure the document is notarized correctly for recording; the trustee, title company, or you submit it.

What happens if a reconveyance deed is never recorded?

Your paid-off loan can keep showing as a lien against the property, which can cause problems when you sell or refinance. A notary can't issue the reconveyance, but we can point you to the lender, trustee, or title company who can, and notarize it once it's prepared.

BEFORE YOUR APPOINTMENT

What to have ready

Four things. Miss one and we can't complete the notarization.

1

Valid Government-Issued Photo ID

The signer (trustee, lender, or authorized officer) needs a current driver's license, U.S. passport, or state ID matching the document.

2

The prepared document

The reconveyance or substitution-of-trustee should be fully drafted by the lender, trustee, or title company before we arrive. A notary cannot prepare or fill it in.

3

The authorized signer present

Whoever is authorized to sign the reconveyance must be physically present at the Clayton location with their own ID.

4

Loan / payoff reference

Have the loan or payoff reference handy so any question about the correct document can be confirmed with the servicer or title company on the spot.
